Workplace Proposal, Paramount Liquor NSW

Activating 63 Pine Road Yennora

A freshly renovated office, a warehouse that runs around the clock, and a team that deserves better than a machine coffee. This sets out how a barista on site from 6am serves every shift, starting with a three-month trial.

The Opportunity

Because Great Workplaces Start with Great Connection

Prepared for Miriam Sheehan, General Manager NSW, and Carmen Briggs

Your Yennora site has just come out of a full renovation, and the direction from leadership is clear: give people a reason to spend more of their week on site. Around 90 people work here across three teams, from the load team who start at 10pm, to the drivers who head out between 3am and 10am, to the AM and PM crews on the floor. A cafe at the back of the warehouse was part of the original plan. It came off the list when the renovation ran over budget, and watching the Melbourne cafe sit unmanned for much of the day made a strong case for proving demand before building anything.

That is the gap we fill. We provide the barista, the equipment, the coffee, the milk and the technology, and we run it as a fully managed service. Your team gets a properly made coffee, free of charge, from 6am. You get the experience of an on-site cafe without the fit-out, and a live record of how it is used.

We have structured this as a three-month trial that runs through your peak season. If it works, it continues on a three-year term. If it does not, 30 days' written notice during the trial is all it takes to step away, with no penalty.

Needs Analysis

What we heard

Current State
Our Solution
01
An automatic coffee machine. The version before it was hard to keep clean, and the coffee still is not where your team wants it.›
A trained barista grinding fresh for every cup, with fresh milk, and the equipment cleaned and maintained by us every day.
02
A coffee van arrives at 8am. Miss it and that is it for the day, and the nearest cafe is a 20 to 30 minute round trip nobody on a forklift can make.›
Service from 6am, built around your shift changes, so early starters, the AM crew and the PM team all get a coffee without leaving site.
03
The office has been renovated and the expectation is to be on site most of the week, but most office staff still come in only on a Monday.›
A daily reason to be in the building. JLL recorded an 18% lift in office attendance after their coffee bar opened.
04
A cafe at the back of the warehouse was planned, then shelved when the renovation came in over budget.›
The cafe experience without the build. The trial proves demand first, and the dashboard shows exactly how it is used, so any future decision on a permanent space is made on real numbers.
05
Peak season is coming, with more casuals on site and longer shifts through December.›
Hours that extend for peak, planned with you well ahead of time, so the busiest weeks of the year get more coverage, not less.

Infrastructure

Your Service Setup

We recommend starting on a mobile cart: no plumbing or build, ready for the trial, and easy to move once we know where the team gathers. Both options are fully managed and include all equipment.

Mobile Coffee Cart

A self-contained, branded coffee cart that can be positioned anywhere in the building. No plumbing required. Perfect for trials, flexible layouts, or multi-floor service. Can be relocated as your workplace evolves.

Ideal for offices testing the model or needing setup flexibility.

Facility requirements

2-group machine: 1x 20A single-phase or 1x 32A three-phase power connection.
3-group machine: 1x 32A three-phase power connection.
Espresso bar: mains water and drainage within reach of the bench.
We confirm placement, power and water together at the site inspection, before go-live.

Culture infrastructure at the heart of Collins Street

JLL's headquarters at 101 Collins Street is one of Australia's most prestigious commercial addresses. When Workplace Experience Lead Shaun Rogers set out to create genuine connection in their hybrid-first environment, Coffee on Cue became the anchor. What started as a coffee service became a daily ritual and a measurable driver of connection, wellbeing, and office attendance.

A Monday problem turned into a culture catalyst

Monday attendance was hovering around 80 people in an office built for 300+. Leadership knew the answer wasn't policy, it was experience. The launch of Coffee on Cue in November 2024 became one of the most talked-about initiatives in recent company history.

Contract Tenure

Partnership Structure

Three months to prove it, with an easy way out. Three years to make it part of how the site works.

Initial term: 36 months from go-live. The first three months are a trial period.

During the trial: 30 days' written notice is the only requirement to cancel. No penalty and no early termination fee.

After the trial: the remainder of the term is governed by the Managed Service Agreement, which we will work through with you in due course.

Melbourne: we would welcome the chance to look at your Melbourne head office as well. If that goes ahead, we can either align the anniversary dates of both agreements, or bring both sites under one broader agreement, in which case any further benefits or rates would be extended retroactively to Yennora.
