Bringing The Lands to Life Through Connection

The Lands by Capella is one of the most significant heritage-listed buildings in New South Wales. Pyrmont sandstone. Victorian Renaissance Revival architecture. A full city block in the heart of Sydney’s Sandstone Precinct. The building’s story is extraordinary. Right now, the ground floor is quiet. That is the opportunity.

Coffee on Cue’s temporary retail model is purpose-built for exactly this moment. We bring the equipment, the team, and the operational expertise to transform an underutilised space into a vibrant daily destination. People come in for the coffee, stay for the space, and come back because they want to. Events on Level 2, Work Club members, the Sandstones Club, and the public walking past Bridge Street all become daily regulars.

The commercial model is simple: if we hit the revenue target, the activation runs at zero net cost to the building. If we fall short, we invoice the difference at month end. Either way, the space is alive, the foot traffic is real, and the ground floor is doing what it was designed to do.

How The Model Works

What Does the Model Look Like?

We set the minimum revenue target together. You help us understand the hours, and we show you exactly how to reach that target from day one. If revenue ever falls short, you simply top up the difference at month end. Our job is to make sure that rarely, if ever, happens.

We Set the Target Together

You tell us the hours and days that work for the building. We model the revenue target based on those inputs. The minimum threshold is agreed upfront, with full flexibility to adjust as demand patterns emerge.

We Show You How to Get There

From day one, we actively optimise pricing, menu, staffing, and visitor engagement to drive the service toward the target. Our goal is the same as yours: a self-sustaining cafe that costs the building nothing.

Any Shortfall is Made Up

Revenue is tracked weekly against the agreed minimum. If actual revenue falls short in any given month, the difference is simply invoiced to the building at month end. Full transparency, no surprises.

Cost Neutral from the Start

We design the model to hit the minimum revenue target from day one. The calculator shows exactly what it takes, and our track record proves it works.

Month-End Reconciliation

Revenue is tracked transparently via the live dashboard. Any shortfall against the agreed minimum is invoiced at the end of each month. No surprises, no complexity.

Our cost-neutral operating model comes down to two key components.

Minimum Revenue

To sustain a fully staffed, high-quality cafe service without institutional subsidy, the model requires a minimum revenue target of $150 per labour hour. Calculated on a weekly basis, this translates to an average of 29 coffees (6oz) sold per trading hour.

$4.50/ cup

Price Per Cup (6oz)

Our proposed price for a standard 6oz coffee. A 10oz (large) is priced at $6.50 ($2.00 above the base rate). Extras such as alternative milks and double shots attract a $0.50 surcharge. Positioned below every nearby cafe in the Bridge Street precinct, we give visitors every reason to stay in the building.

At just 1.5 cups per head per day, The Lands by Capella achieves full cost neutrality. That is less than one and a half coffees per person per day.

  • Hand washing facility (to be addressed by building management prior to go-live)

  • Delivery access via Gresham Street loading zone, through the carriage entrance
  • City of Sydney Council temporary food business approval. Coffee on Cue manages the application in partnership with building management

Permit application lodged. City of Sydney Council temporary food business approval submitted in partnership with building management.
Week of 7 July
Equipment delivered to site. Cart, 2-group machine, grinder, and POS installed and commissioned. Barista inducted to Coffee on Cue and building standards.
Mid-July 2026
Go-Live. Coffee bar opens to visitors, members, and the public. Day 1 activation executed in partnership with the marketing team. Revenue tracking begins immediately.
October 2026
Activation review. Three-month performance data reviewed with building management. Month-to-month extension decision made.

Dashboard access, monthly revenue reconciliation, and full operational flexibility as the permanent cafe tenant fits out.
Contract Tenure

Partnership Structure

This proposal is structured as a 3-month activation management agreement.

A 3-month activation period commencing on the agreed go-live date. Following the initial term, the agreement continues on a month-to-month basis until either party provides 30 days written notice of termination. This structure provides certainty for the stop-gap period while preserving full flexibility as the permanent cafe tenant fits out.

Terms & Acceptance

Headline Terms

A summary of the commercial terms for this activation. The full Activation Agreement governs the engagement and is provided alongside this proposal.

Engagement

JLL (as managing agent on behalf of Pontiac Land Group) engages Coffee on Cue Pty Ltd (ABN 64 624 026 470) to deliver the temporary retail coffee activation described in this proposal at 23-33 Bridge Street, Sydney NSW 2000.

Term

3-month activation period commencing on the agreed go-live date. Extensions by mutual agreement on a month-to-month basis, with 30 days written notice required for termination by either party.

Commercial Model

Cost-neutral revenue share as set out in the Investment section. Minimum revenue underwrite of $150 per labour hour as specified. Reconciled and reported monthly. Payment terms: 14 days from invoice.

Site & Equipment

Coffee on Cue supplies all equipment, staffing, stock, and consumables. Building management to provide power (20A or 32A single phase), water access, hand washing facility, and the agreed activation footprint at no cost to Coffee on Cue.

Insurance & Compliance

Coffee on Cue carries Public Liability ($20M), WorkCover, and all relevant food handling and trader certifications. Compliant with City of Sydney Council requirements for temporary food activations.

Full Agreement

The complete Activation Agreement, including liability, indemnities, confidentiality, brand and photography rights, force majeure, and dispute resolution, is issued separately and forms the binding contract between the parties.
