A renewal proposal for the next two years of specialty coffee service. Same coffee, same continuity, with a refreshed bar, mobile Order Ahead, iced coffee on the menu and a live dashboard for the first time.

This proposal sets out the next chapter. Same coffee, same Coffee on Cue team running it, and a handful of additions: a refreshed stainless bar that finally looks the part, mobile Order Ahead alongside the existing kiosks, iced coffee on the menu, and for the first time a live dashboard giving Jemena and the property team transparent visibility on every cup served.

Consistency and quality are what Jemena tenants rate the program on. Two years of trading data and the recent kiosk rollout proves it works.
The Elevate Blend continues as the daily house coffee. Same Coffee on Cue team running it. We recommend adjusting the trading window from 8am to 3pm (suggested according to utility).

The existing point of sale works well. There is an opportunity to expand the offering with a purpose-built stainless steel bar, decal branding, refreshed machine, and cold-drinks capability.
New stainless steel bar with refreshed Jemena decal, plus a cold drinks display, countertop ice machine, and a strip-and-rebuild of the existing coffee machine. Positioned for the next chapter of the program.

The existing kiosks are working well as a faster way to place an order with the barista. The next step is reaching team members at their desk or in a meeting room before they walk down.
Genuine mobile Order Ahead alongside the existing kiosks. Team members order from their phone, drinks delivered to the bar with name and ready time. Same Square stack, no app to install.

Visibility into the program. Jemena property has never had a live data view. Right now it’s monthly invoice reconciliation only.
The CoC live dashboard goes on for the first time. Cups served, cup mix, peak times, repeat customers, food uptake, donation totals. Open access for the Jemena property team, no manual reporting.

Menu modernisation. Iced coffee is consistently requested but not currently offered.
Iced coffee on the menu from Day 1 of the renewal. Iced long black, iced latte, iced mocha, iced filter. No price premium.

Catering has been a friction point. There is a desire to have a catering ordering portal that team members can use directly.
Teams can order through the CoC catering portal and receive individual bills at the end of the month. Note: cost centre coding is not built in; the team member requests the reference at time of ordering and we carry it through to invoicing.

Order from your desk. Skip the queue.

A Square-linked online store, delivered via QR code or link, with orders flowing straight to bump screens at the bar. Same platform we run at Kmart. No app to install.

The existing kiosks stay in place and continue to work as a fast in-person order channel. Mobile sits alongside for team members ordering from their desk or a meeting room. Bump screen tells the barista the drink, the ready time, and who it’s for. Fixed retail pricing you set, integrated into the dashboard.

Two internal relocations of the cart

Up to two internal moves of the coffee cart and associated equipment within the building at no additional cost, should the property team wish to shift the program to a different floor or location during the term.

Site consultation and bar design

Full workflow and bar design consultation for any new potential site, typically charged as a paid engagement of $5,000 to $15,000. Included at no charge as part of this re-contract.

Pricing Schedule

Same bundle, meaningfully upgraded.

One-year initial term from 1 September 2026, plus a one-year renewal option triggered by written notice 60 days prior to expiry. Bundled daily fee covers the full service: barista, equipment, coffee, mini pastry program. CPI uplift only on renewal.

Why fixed pricing works
One line item. Zero surprises.

Since 2024 you’ve had a single fixed daily fee covering 110 cups, the barista, equipment and supply. No surprises, one line item on the cost centre, no arguments about scope.

Three years in, that structure has proven itself: 75,537 cups served with zero disputes over what’s in and what’s out. The renewal continues the same bundle logic, the same predictability, and the same procurement-friendly single-invoice discipline.

The one new charge, and who pays
Large surcharge: team pays, not Jemena.

A $0.50 surcharge on Large drinks applies from the renewal, collected at POS from the individual ordering.

It sits with the team member, not with Jemena. Zero impact on your daily fee, zero change to your monthly invoice. Cost recovery lands exactly where the value does.

Wholesale dairy prices (ABS Dairy Australia data) have risen roughly 18% since mid-2024 on the back of drought and reduced herd numbers. Alt milk followed suit.

Consumables and freight

Cups, lids, sundries, packaging, freight. Around 10% higher than 2024 on the back of general CPI (ABS, 3.2% annualised, compounded).

Renewal mechanism
1 + 1 year term, 60-day notice

One-year initial term. Renewal for a second year subject to written notice by either party 60 days prior to expiry. CPI uplift on renewal capped at 5%.

Contract Tenure

Partnership Structure

A structured approach providing stability while allowing flexibility to adapt and grow together.

Term: 12 months from 1 September 2026 to 31 August 2027. Renewal option for a further 12 months, exercisable by written notice from either party 60 days prior to expiry. CPI uplift on renewal capped at 5%.

Termination: 90 days written notice from either party for material non-performance. Coffee on Cue retains ownership of the supplied bar and equipment; no asset cost to Jemena on exit.

Headline Terms

Engagement

Jemena Limited engages Coffee on Cue Pty Ltd (ABN 64 624 026 470) to deliver the workplace coffee program described in this proposal at Level 16, 567 Collins Street, Melbourne VIC 3000.

Term & Renewal

Initial term of 12 months from go-live. Renewal option for a further 12 months, exercisable by written notice from either party 60 days prior to expiry.

Pricing & Invoicing

Daily Service Fee and Pay Per Cup as set out in the Investment section. Invoiced monthly in arrears. Payment terms: 14 days from invoice. Pricing reviewed annually with CPI adjustment capped at 5%.

Equipment

All equipment listed remains the property of Coffee on Cue and is supplied for the duration of the engagement. Site to provide power, water, drainage, and adequate space as specified during install.

Service Standards

Service hours and days as agreed in the Investment section. Coffee on Cue carries Public Liability ($20M), WorkCover, and all relevant food handling and certifications listed in the Certifications section.

Termination

Termination is governed by the full agreement, which sets out notice periods, breach and cure provisions, and remedies for both parties.

Full Agreement

The full agreement, including liability, indemnities, confidentiality, IP, force majeure, and dispute resolution, is issued separately and forms the binding contract between the parties.
