Two Years In. Two More to Go.

For the last two years, our team has been part of the daily rhythm at Jemena. 110 coffees a day, 5 days a week, 50 weeks a year. The relationship has been steady, the coffee has been good, and the new ordering kiosks have lifted both throughput and the cup mix. The case study Courtney signed off on tells that story externally; internally, the numbers tell it too.

This proposal sets out the next two years. Same coffee, same Paul Butera and team running it, and a handful of additions: a refreshed stainless bar that finally looks the part, mobile Order Ahead alongside the existing kiosks, iced coffee on the menu, and for the first time a live dashboard giving Simon and the property team transparent visibility on every cup served.

Pricing reflects the actual cost of running the program in 2026 (the Fair Work Annual Wage Review lands a 4.75% labour bump from July 1) plus a modest inflation lift. The two commercial options below sit comfortably under the $250k procurement threshold so the renewal can be approved within property budget without a tender process.

The bar itself is showing its age and doesn’t reflect the calibre of the Collins Street fit-out. Simon raised wanting "a more continuity bar with that beautiful decal at the front, stainless steel purpose built".

Order Ahead via kiosk is working well. The next step is reaching tenants from the desk and from meeting rooms before they walk over.
Mobile Order Ahead alongside the existing kiosks. Tenants order from their phone, drinks delivered to the bar with name and ready time. Same Square stack; no app to install.

Visibility into the program. Jemena property has never had a live data view. Right now it’s monthly invoice reconciliation only.
The CoC live dashboard goes on for the first time. Cups served, cup mix, peak times, repeat customers, food uptake, donation totals. Open access for Simon and the property team, no manual reporting.

Menu modernisation. Iced coffee is consistently requested but not currently offered.

Pricing ex GST. Fair Work Annual Wage Review 2026 applies a 4.75% labour cost increase from 1 July 2026. Y2 (Option A only) carries a 3% CPI uplift. Public holidays and 2-week Dec/Jan shutdown excluded. Additional hour rate held at $110/hr. Bar refresh is a one-time fitout included in the renewal at no separate capex.

Contract Tenure

Partnership Structure

A structured approach providing stability while allowing flexibility to adapt and grow together.

Option A. 24-month single term: 1 September 2026 to 31 August 2028. Daily fee $779.92, daily food fee $103.27. Year 2 carries a 3% CPI uplift. Annual revenue $220,798 in Y1 and $227,422 in Y2. Both years under the $250k procurement threshold.

Option B. 12 + 12 month roll: Two consecutive 12-month terms, with the second triggered automatically subject to mutual satisfaction at the 9-month review. Daily fee $765.00, daily food fee $101.30. Annual revenue $216,575 each year. Both years comfortably under the procurement threshold.

Renewal: At the end of either option, a further 24-month renewal can be triggered with a 5% price uplift, consistent with the clause in the current 2024-26 agreement.

Termination: 90 days written notice from either party for material non-performance. Bar refresh equipment supplied by Coffee on Cue remains CoC property; no asset cost to Jemena on exit.

Headline Terms

A summary of the commercial terms for this engagement. The full Managed Service Agreement governs the relationship and is provided alongside this proposal.

Engagement

Jemena Limited engages Coffee on Cue Pty Ltd (ABN 64 624 026 470) to deliver the workplace coffee program described in this proposal at Level 16, 567 Collins Street, Melbourne VIC 3000.

Term & Renewal

Initial term of 24 months from go-live. Auto-renews for a further 24 months unless either party gives 60 days written notice prior to renewal.

Pricing & Invoicing

Daily Service Fee and Pay Per Cup as set out in the Investment section. Invoiced monthly in arrears. Payment terms: 14 days from invoice. Pricing reviewed annually with CPI adjustment capped at 5%.

Equipment

All equipment listed remains the property of Coffee on Cue and is supplied for the duration of the engagement. Site to provide power, water, drainage, and adequate space as specified during install.

Service Standards

Service hours and days as agreed in the Investment section. Coffee on Cue carries Public Liability ($20M), WorkCover, and all relevant food handling and certifications listed in the Certifications section.

Termination

Termination is governed by the full Managed Service Agreement, which sets out notice periods, breach and cure provisions, and remedies for both parties.

Full Agreement

The complete Managed Service Agreement (MSA), including liability, indemnities, confidentiality, IP, force majeure, and dispute resolution, is issued separately and forms the binding contract between the parties.
