The Opportunity

Because Great Workplaces Start with Great Connection

CoStar Group is moving into Parkline Place, one of Sydney's most significant new commercial addresses sitting directly above Gadigal Station on the new Metro City line. The building is premium by design. The question is whether the workplace experience inside matches it, and whether 550 people will genuinely choose to come in five days a week because they want to, not because they have to.

Coffee on Cue has built barista programs for Australia's most demanding enterprise workplaces. JLL recorded an 18% lift in office attendance after launch. Toyota Financial Services saw Monday headcount grow from 80 to over 180 people within weeks. The barista service isn't an amenity on a list. It becomes the reason people walk in the door, the place they build relationships, and the thing they tell their friends about.

Sydney has the most sophisticated coffee culture in the country. A CoC barista who knows your name, your order, and your team within a week. That level of service, delivered consistently at Level 33, is what we are proposing for CoStar at Parkline Place.

Needs Analysis

What we heard

Current State
Our Solution
01
No dedicated coffee offering at Parkline Place at move-in, 550 people with nowhere to go on site
Purpose-built espresso bar on Level 33, fully operational from day one of practical completion. Turnkey, zero management overhead for CoStar.
02
Five-day return-to-office incoming. People need a compelling reason to choose the office, not just a mandate
JLL recorded an 18% lift in office attendance following a CoC launch. A barista who knows your order becomes the pull that policy never can.
03
New building is an opportunity to set culture from day one. Leadership wants genuine cross-team connection, not just desk attendance
The coffee bar is designed as social infrastructure, not a vending point. It creates the daily moments of spontaneous connection that build teams over time.
04
The team expects specialty-grade coffee. Procurement will hold this to a high standard and needs confidence in quality
Specialty-grade program with rotating single origin filter, Guest Roaster Program, and baristas trained to full hospitality standard. No shortcuts.
05
No visibility of amenity performance, utilisation, or ROI. People and Finance need to justify the investment
Live dashboard with real-time consumption data, EVP metrics, ESG impact reporting, and automated monthly delivery to your inbox.

Culture infrastructure at the heart of Collins Street

JLL's headquarters at 101 Collins Street is one of Australia's most prestigious commercial addresses. When Workplace Experience Lead Shaun Rogers set out to create genuine connection in their hybrid-first environment, Coffee on Cue became the anchor. What started as a coffee service became a daily ritual and a measurable driver of connection, wellbeing, and office attendance.

Monday attendance was hovering around 80 people in an office built for 300+. Leadership knew the answer wasn't policy, it was experience. The launch of Coffee on Cue in November 2024 became one of the most talked-about initiatives in recent company history.
